A Small Lockhart Brokerage That Stays With Your Deal

We are a small business brokerage in Lockhart, TX. The person who values your company is the same person who screens buyers, works through due diligence and sits at the closing table. Sellers, buyers and partners deal with one contact, by phone, by video or at our office.

Why We Keep the Same People on Every Deal

A business sale passes through many stages: valuation, marketing, buyer screening, letter of intent, due diligence, lender review and closing. At larger firms each stage can land on a different desk, and details get lost in the handoffs. An add-back you explained in the first meeting comes back months later as a question from the buyer's accountant, and nobody on the broker's side remembers the answer.

We set up our practice the other way. The broker who reads your tax returns and calculates seller's discretionary earnings also writes the confidential information memorandum, takes the buyer calls and answers the lender's questions. That person already knows why one year's revenue dipped, which equipment is fully depreciated and which leases need landlord consent before they can be assigned.

Staying small means we take on fewer engagements at once. We accept that trade-off because it protects confidentiality. Fewer people see your company name, your financials stay inside a short chain of signed nondisclosure agreements, and your employees and customers do not hear about the sale before you decide to tell them.

How We Work With Sellers and Buyers

  1. 01

One contact from valuation to closing

You will not be passed from an intake person to a marketing person to a closing coordinator. The broker you meet first is the one who negotiates the letter of intent and walks the deal through closing.

  2. 02

    Paid at closing, not before

Listing your business with us costs you nothing up front. We charge no retainer, and nothing is tucked into the agreement for later. Our fee is earned only when the seller is paid at closing, which keeps our time on deals that can actually close rather than on signing up listings.

  3. 03

Buyers screened before they see a name

Buyers sign a nondisclosure agreement and share basic financial information before we release a company name or financial statements. Registered buyers hear about each new listing before it is marketed anywhere else, so registering early puts you at the front of the line.

  4. 04

Valuations built from your actual records

Free, confidential valuations start with your recent tax returns, profit and loss statements and a list of owner expenses run through the business. We normalize those figures into seller's discretionary earnings and explain each adjustment, so the asking price is one a buyer's lender can verify.

Where We Work

We meet clients at our office in Lockhart or by phone and video, which suits owners who cannot step away during business hours. We work with sellers and buyers in Lockhart and in Luling, San Marcos, Kyle, Buda, Cedar Creek and Redwood.

Many of the companies we handle are owner-operated, where the owner holds the key customer and supplier relationships. That is why our exit planning and partner buyouts and succession work builds a transition period into the deal structure from the first conversation, not as an afterthought at closing.
